During our repair calls this month, I’ve been seeing a lot of outside units in rough shape. Some are buried in a year's worth of leaves, others are completely overgrown with weeds, and some have soil piled so high the condenser pad isn't even visible.
Your Outside Unit Needs to Breathe
When your condenser unit is surrounded by debris, it can’t shed heat.
This forces the compressor to work harder, run hotter, and eat up more electricity. If you want your system to last its full lifespan, the area around that unit needs to be clear.
The Danger of Buried Refrigerant Lines
I’ve also come across several homes where the copper refrigerant lines are actually buried in the dirt.
Copper is a great conductor, but it becomes porous over time when it’s sitting in damp soil. This leads to microscopic "pinhole" leaks that let expensive refrigerant escape. If your lines are underground or covered in mulch, you’re eventually going to have a leak—it’s just a matter of when.
If your lines are currently buried, we can help you find a way to get them above grade before the copper starts to pit.
We clean the inside and outside of the outdoor condenser cabinet to ensure they run at peak performance.
Our Difference: We Actually Clean Your Units
A lot of companies offer "maintenance plans" where a technician walks around with a clipboard, checks a few boxes, and leaves. They run down a checklist without actually doing the work.
When we perform maintenance, we don't just "inspect" the dirt—we remove it.
Deep Cleaning: We clean the inside and outside of the outdoor condenser cabinet to ensure they run at peak performance.
Electrical & Mechanical Testing: We test every component to catch failures before they happen in 100°F weather.
Refrigerant & Drainage: We check your levels and flush your attic drain lines to prevent water damage to your ceiling.
Schedule Your Maintenance
If you can't see the condenser pad, your system is definitely due for a cleaning.
Don't wait for the first heatwave.
Let’s get the debris cleared out and have your system thoroughly inspected to get it ready for the summer.
