Our Preventative Maintenance Plans
What Real Maintenance Actually Looks Like
Our twice-a-year preventative maintenance plan is built on hands-on work: cleaning key components, balancing pressures, and catching small issues before they turn into costly breakdowns. Here is exactly what we cover.
Spring/Summer Preventative Maintenance Plan
Air Conditioning Maintenance
- Condenser Coil Cleaning: We wash dirt and debris out of the outdoor coil to restore peak efficiency and keep your system from overworking in summer heat.
- Thermostat & System Performance: We test overall system operation to verify your thermostat accurately controls heating and cooling cycles.
- Refrigerant Level Check: We measure refrigerant pressure to ensure it matches manufacturer specifications for maximum cooling power.
- Electrical Connection Tightening: We inspect and tighten wiring joints throughout your system to prevent electrical hazards and arcs that can be caused by loose connections.
- Capacitor & Relay Testing: We test system capacitors and relays so small, low-cost electrical parts don't fail and damage expensive motors.
- Motor Lubrication & Shaft Spin: We check motor bearings and lubrication to ensure fan blades spin freely without friction or overheating.
- Amperage Draw Monitoring: We measure electrical draw on major components to detect early signs of mechanical strain before a breakdown happens.
- Airflow Inspection: We check overall system airflow to keep air moving smoothly through your home.
- Filter Replacement: We swap out your return filters (using homeowner-provided replacements) to keep your indoor air and equipment clean.
Fall/Winter Preventative Maintenance Plan
Gas Furnace Heating Maintenance
- Gas Pressure Balancing: We test and adjust fuel pressure to keep the flame burning clean and steady, preventing fuel waste or overheating.
- Heat Exchanger Inspection: We inspect the heat exchanger for hairline cracks that could allow carbon monoxide to leak into your living space.
- Carbon Monoxide Safety Check: We measure exhaust output to ensure dangerous combustion gases are properly leaving your home.
- Safety Switch Cleaning: Dirty flame sensors and safety cut-offs will cause a furnace to shut down in the middle of a cold night. We scrub them clean.
- Burner Box & Component Service: We inspect and clean the internal burner assembly, removing buildup so your furnace ignites cleanly and burns fuel smoothly.
- Exhaust Flue & Venting Check: We inspect exhaust pipes for blockages, proper airflow, and gas leaks.
- Blower & Inducer Capacitors: We test electrical capacitors on internal blower and draft motors to keep airflow reliable all winter long.
- Motor Lubrication: We inspect and lubricate motor shafts to keep internal heating components running quietly.
- Electrical Connection & Amp Check: We tighten electrical connections and monitor amp draw on heating components under full load.
- Filter Replacement: We install your fresh air filters (using homeowner-provided replacements) to protect internal heating coils from dust accumulation.
Heat Pump Heating Maintenance
- Refrigerant Heating Mode Check: Heat pumps reverse their cycle in winter. We test system pressures in heating mode to make sure heat transfer is efficient.
- Auxiliary Heat Strips: When the temperature drops below freezing, emergency backup heat turns on. We test these electrical coils to make sure you aren't left in the cold during a deep freeze.
- Electrical & Contactor Inspection: We inspect contactors, relays, and wiring to ensure reliable power delivery during heavy winter use.
- Motor & Capacitor Testing: We test blower capacitors and lubricate motor shafts to maintain consistent airflow through cold snaps.
- Service Valve Inspection: We test service and reversing valves to ensure smooth switching between heating and cooling functions.
- Electrical Connection & Amp Monitoring: We check all high-voltage electrical connections and monitor motor amperage to prevent seasonal stress failures.
- Filter Replacement: We replace your filters (using homeowner-provided replacements) to keep air moving freely through the heat pump system.
